Real Estate and Vacant Building Lots - Septic or Sewer?

When searching for a vacant lot or piece of land in the Pinehurst - Southern Pines area or in Moore County, keep in mind that you will have to have a septic system or a connection to public sewer system for your new home. If the property is served by municipal or county sewer lines, property owners will be permitted to connect. There is usually a fee associated with the connection. The fee may vary from one system to another and may depend on factors such as the size of the proposed building. Your builder will be able to provide more accurate information regarding the fees involved in connecting to a sewer system.

If the property is not served by sewer system, the landowner must use a septic system. Septic systems are fairly common in rural areas. Most farms and many larger lots in this area utilize septic systems. In order to install a septic system, you must first obtain a permit from the Environmental Health Department in the County where the land is situated. With the application, you must provide the site location of your house and driveway on the property. In addition, you must provide the approximate size of your house, including the number of bedrooms and bathrooms.

If you are purchasing land, but do not yet know the exact location or size of your house, you may obtain a soil condition report from a licensed soil scientist. There are several qualified and licensed soil scientists in the area. Their fees range from $300 to about $750, depending on the size of the property. They will conduct soil tests in various locations on the property where you might consider building; and they can even identify suitable building sites. Their test results will provide you with assurance that you will be able to obtain a septic permit when you finalize your building plans. We highly recommend obtaining a soil scientist's evaluation of any real estate before you make a purchase because the report will give you information about the entire lot, not just one specific location on the property.
