The MLS
We pay substantial membership fees in order to be able to list property in the local MLS. The MLS is essentially a cooperative of local agents who share the cost of a complex computer listing service that is kept up to date - up to the minute really.
McDevitt Sotheby's International Realty is different than other local real estate firms because we are also members of the MLS in other areas. We will work with you to determine whether your property should be marketed through the other area MLS services.

Kelly will go to work on brochures and mailers as soon as we list your house. Open Houses at your house at least one time per month while it is listed
McDevitt Sotheby's International Realty also differs in this area because we actually set up a portable office in your house where we can review details about your property with serious buyers. We have found that very few buyers ever find "the perfect house".
Sometimes, open house visitors might think your house would be perfect for them "if only . . .". Our agents are trained to provide potential buyers with information about the general costs of making a variety of improvements and renovations ranging from painting one room to adding other rooms onto a house.

Free Home Warranty for your home buyer
McDevitt Sotheby's International Realty provides the buyer of your property with a 1 year home warranty. McDevitt Sotheby's International Realty pays all of the costs of the home warranty at the closing of your sale. This is yet another added incentive to attract buyers to your property.
Agent bonuses for selling your home
Our agents work on commissions, and they are paid a portion of McDevitt Sotheby's International Realty's commission from a sale. As part of our commitment to get your house sold as quickly as possible, we give our agents a bonus if they procure a contract to sell property listed by McDevitt Sotheby's International Realty. This gives them an added incentive to sell our listings. To our sellers, time is money - and every month that your house sits on the market unsold means another month of paying taxes, association fees, mortgage interest or putting your plans or dreams on hold.
Some sellers are not in a hurry to sell, but we naturally assume that if you list your house, then you want to sell it. All sellers have a net sales price in mind; but we fully understand that that net sales price 2 or 3 months down the road is worth much more than that same net sales price one year down the road. Lock Boxes
A Lock Box is a device that is accessible only by real estate agents who are members of our local MLS. Each MLS Member has a coded device that opens the Lock Box and gives them access to the key to your home. When a real estate agent utilizes the Lock Box to obtain the key to your home, that agent's identity and the time of access is permanently recorded. We are notified each time an agent uses the Lock Box
At McDevitt Sotheby's International Realty, we are happy to list your home with a requirement that one of our agents must accompany any outside agents who show your home.
Pets
If you keep pets in your home or in your yard, we need to notify all agents who show the property. We also need to be able to give them very specific instructions in order to insure the safety of any visitors and to insure the safety of your pets.
Everyone at McDevitt Sotheby's International Realty owns at least one pet, so we know that they can sometimes shed a lot of hair, chew things and leave other surprises for us! Remember, though, that some prospective purchasers may not have pets. They may shy away from making an offer on your property if they think that pet odors, hair and other messes cannot be eliminated from the house. We recommend, therefore, that you take extra steps to clean up after your pets frequently while your house is listed.
Some assumptions that we make when we list your home
- That you are listing the home because you want to sell it.
- That you are willing for us to show your house on short notice if a prospective buyer shows up in our office or calls asking for a showing.
- That you want to be notified of any offers or inquiries on your house even if we have to call you in the evening, on a weekend, at work or on a holiday.
- We make every effort to show your home only to qualified buyers.
- Our agents are trained to obtain pre-qualification information from every potential buyer. We work closely with a number of local lenders.
